Retrieve Client Records:
- REA! can instantly
retrieve a clients record by company name , last name,
address, phone number, key words etc. In seconds view
critical client data. REA! supports three types of
Queries, simple, query by example and advanced. You can
even query your notes on past conversations for specific
words or phrases. With the word processor link direct mass
mailings to clients that meet specific criteria. The
report and label printing options can also print reports,
lists, and labels for clients you determine.
Schedule
Your Time Management Needs:
- Keep track of all your
activities in REA! Add appointments to your calendar and
view or printout various schedules. Set recalls or follow
ups and have REA! remind you when to call back. Set alarms
for your critical calls or appointments. Schedule 11 types
of events and have REA! automatically remind you of what

Sale or Lease Comparibles:

sale or lease transactions in your market with REA!'s
Comps database. Query the Comps database for specific sale
or lease transactions to justify a price or rate. Print
comparable reports. The Comps database links to a mapping
software package. Just click on the globe and see a map of
the area with the current properties' location plotted on
the map for you. You can then view or print the map The
Comps database also supports a direct data import from
Comps InfoSystems, call them at 800-245-2667 to check
availability in your market.
Track
Any Type of Property:
Keep an inventory
of all the properties and owners in your market. REA! is
setup to track the five major property types. These are:
Apartments, Office, Industrial, Retail, and Land. With the
Field Rename feature and user defined fields you can
customize REA! to track anything. These fields allow you
to sort your database for very specific needs. Locate
properties for your buyer or find a building for a tenant.
Each property record has a picture library attached which
allows you to view pictures of the property, floor plans,
maps, etc.

Lease or Income:
- Store a lease with every
tenants record. Change the numbers when he calls,
recalculate and fax printout to him. Add income Stream
numbers to the Listings database and have REA! calculate
the NOI, Cap rate, GRM, Cash flow, Cost per foot, Cost per
unit, Cost per acre, Debt Service, etc. You can have a
Listings database record automatically linked to any
property record creating a mini spread sheet using the
property records data.. Since the lease or income
calculators are attached to the corresponding records you
can use them later for historical reference. Calculates
annual or monthly. REA also has a real estate calculator
that will perform the following; loan amortization
schedules; lease Vs. buy; net present value; future value;
internal rate of return.

System Requirements:
Hardware: 16 megs of RAM, 40 megs of HD, and a Super VGA
Monitor.
Operating Systems: REA for Windows runs in MS Windows 95,
98, 2000, XP, Novell and Windows NT,
REA's recommended environment is 16 megs of RAM, 40 megs
of HD space. The network version of REA is designed to run
on Novell, Windows NT, Windows 2000 Server Edition or
Citrix MetaFrame Server.
Recommended would probably be 64MB RAM, 1 GB available HD

Merge Records
This
powerful new function allows you to merge any records into one single
record. All fields will be updated between the records and it even allows
you to add the contact as an affiliate if you choose. All History, Events,
Affiliates and Links will also be merged into a single record.
- Spell Check
Spell
check in memos, history and events: REA 8 adds spell checking to the
comment fields in every record as well as in History, Events and Tasks.
No more excuses for misspellings on those marketing reports with REA 8.

Auto Recalls

- Auto
recalls set for letters and emails: Want to be reminded to follow up on
a letter or email you sent out? REA 8 will automatically add a follow up
to your calendar for both in version 8. When you create a form letter
you can now also save all the parameters for the historical record used
to create the marketing report so you don't have to fill it in everytime
you write the letter. REA 8 also allows you to set the number of days
out to follow up while you are creating the letter.

Duplicate Checker
Duplicate
checker: The new merge feature has also been added
into the duplicate checker making it very easy to
quickly clean up your database after importing
records that you already had in your database.
Quick Tag
Quick
record tagging feature: With a single mouse click you can tag records and
then set an REA query allowing you to update, email, mail merge, list or
print.

Sequence Events
- Sequenced events enhanced: We have
added a day calculator to the sequenced events generator in all the
databases. This makes it easy to generate complex events that can set
follows up out as far as you want. Creating a sequenced event for things
like 5 year leases or closing becomes quick and easy.

List Clients Window
List
clients window: "Tag" mode has been added for ease
of use. Using Tag mode, you can quickly tag records
needed for a task and choose to "Lookup Tagged
Records" for grouping. The behavior of this window
has changed so that a double click in Tag mode will
not open the contact record.
Go Back Query
Go
back to previously set queries: REA 8 now remembers what queries you have set in
your database. You can bring up records from past queries easily for viewing.
This feature is enabled automatically for every query you set making it easy to
reuse a query during an REA session. Unlike the save query function these
queries only stay around for the REA session. Once you close the database and
reopen it the window is cleared and only remembers the queries you specifically
told REA to memorize.
History Query
Query clients from
history: One of the most frequently requested features from our current users
was to be able to query the history database in REA and then have it return the
queried client list. Guess what??? You can in REA version 8! This handy new
feature allows you to query the history table for anything you have done in the
past and then tell REA to re-query the client database making all those clients
available to you.
- Quick
Query

Quick query advancements: We have made it very
simple to save all the queries you create in REA
by adding a "Save & Search" button on the Quick
Query window. Each time you click the Save and
Search button REA immediately enforces the query
but it also memorizes it and puts it a single
click away for use in the future. We have also
added the ability in the quick query window to use
the "OR" operator so you can do queries such as
anyone in RETAIL OR INDUSTRIAL.
Reverse Query
Reverse
query: This new feature allows you to reverse any query you set. (Example:
If you set a query for everyone that had received a package you could then
reverse the query to find all the people who had not received a package
and mail to them.
Tenant Calculator
Tenant
calculator enhancement: You can send expanded lease calculations to
Microsoft Excel. This enables you to make many more changes to leases
giving you an even better bottom line to Tenant Effective Rents and the
Net Rents a space returns to a developer.
Picture Link Window
Picture
link window: You have the capability to have multiple picture viewing
windows open at one time. These windows are separated from REA so you can
leave them up while you operate REA.
REA e-mail
REA
email: In the email window we have added a few new history options. You
can now add just the subject to history, the entire email, or you can add
the email as an attachment.
Create A Link
Create
link for a copied record: You'll find this feature very useful when coping
a record from one database to another that are related. For example if you
had a tenant record and you wanted to make it a property record. You can
copy it to the property database and have it automatically linked without
any extra steps. This feature works between all the main REA databases.
Marketing reports
The
new Marketing reports contain several great enhancements. You can use the
marketing report to query back the client records. This enables you to run
a report on people who got information about a project and then re-mail to
that group. This is very useful when you have a 2nd property or tenant
that matches something you tried to sell or lease in the past. You can
also create a report sorted by client in this new version. This will give
you the same Marketing information but it will separate the history by
client making it simple to follow that clients progress.
Merge with eFax
Merge
a record or current group to the popular internet faxing utility eFax. You
have to sign up with eFax for a monthly subscription to use this feature
but it does allow you to fax from anywhere you have an internet connection
as well as receive faxes from anywhere you have a connection.
Project Name Utility
You
can use this utility to rename your projects in REA. It will not only
rename the project database but also find those projects in your history
database and rename them.
Links remover
This
new utility will hunt down REA links that are not complete, duplicated, or
missing, and automatically remove them or just report them back for you to
remove.
REA backup
The
backup feature can now also backup all pictures stored in your
REA\Pictures folder.
Properties owned field:
Added
new "Properties Owned" field in properties database with Lookup menu
option for easy grouping. Added utility to easily populate this field for
you right away!
